Buyers Advocate Service 

At Chilli Realty we realise that people can be time poor, so we also offer our clients the following options for our Buyers Advocacy service;

Option 1.  Sourcing  

We meet with the client to obtain all of the details of the type of property to be purchased.  These details will include location, number of bedrooms, orientation, construction type, price etc. 
We then use our resources to locate properties that best match the client’s criteria,  and after viewing for suitability, compile a short-list. 
We then invite our client to view these properties.
When a suitable property is found, we proceed to negotiate the purchase, with settlement terms agreeable to the  client, on their behalf.
We can arrange for a pre-purchase building inspection (at clients cost) if required. During the engagement period we may enter into negotiation on any number of properties but no Sourcing Fee is due until a purchase is made and the sales contract becomes unconditional.
 

Option 2.  Negotiation

The client has located a suitable property themselves but are wanting assistance with the purchase negotiation.
This option may be used if the property is going to Auction and an offer is to be made prior, at the auction itself or for private sale. 
We are able to give advice on what we consider the market value of the property would be based on recent comparable sales of similar types of property in the area. 
We discuss the different purchase options available and then proceed with the chosen strategy.
When we are successful with the negotiation and the sales contract becomes unconditional, we are paid the Negotiation Fee.

Option 3.  Auction

We receive instruction from the client as to the maximum amount we are able to bid up to.
We attend the Auction and using our experience, aim to successfully bid and purchase the property for the lowest price possible whilst not exceeding the limit.  Further negotiation may be required after the auction to  secure the property, this is also included as a part of this service.
